Garden Room Terms and Conditions

By making this booking you are entering an agreement with us. Please read our terms and conditions of booking below:
The contract to be entered into is for a short term letting of the Garden Room at 10 Uppingham Road, Oakham, Rutland, LE15 6JD (“the Property including all outside areas”) for use as holiday and guest accommodation only between Allison Greaves (“the Owner”) and the person completing and signing the Booking Form (“the Hirer”). The contract is not effective until the required payment and signed booking form has been received (a non-refundable deposit of the first night’s tariff). This can be by either debit card, credit card or cheque made payable to Garden Room.
Bookings cannot be accepted from a person under the age of 21and the Owner reserves the right to reject any application for a booking. All Guests must be listed on the Booking Form at the time of booking. An additional guest can only be accepted, after this date, with the Owners’ prior approval, but must under any circumstance not exceed the maximum number of 3, or the number agreed at the time of booking.
The signing of the Booking Form constitutes acceptance of these terms by the Hirer. The booking conditions will still apply if for some reason the booking form has not been completed, e.g. a late booking by telephone. Following the receipt of the booking form and appropriate payment, confirmation of the reservation will be sent.
Payment
A non-returnable deposit of first night’s tariff of the Rental Amount (“the Deposit”) is required at the time of booking by debit card, credit card or cheque.
The completed booking form is required by return.
The balance of the Rental Amount for stays of 1-3 nights the balance can be made by cash on arrival, debit card, credit card or cheque at least 2 weeks prior to arrival. The balance of the Rental Amount for stays of 4 nights or more is due and must have been received by the Owner not later than 4 weeks prior to the commencement of that letting. The balance can be made by debit card, credit card or cheque.
For stays of 4 nights or more, bookings made within 4 weeks of the commencement date of that letting, the total amount must be paid by debit card or credit card and will need to be paid in full within 7 days of the booking date and a completed & signed booking form is required.
In the event of any monies to be paid or the balance thereof not being received by the Owner by the date(s) specified, the Owner reserves the right to cancel the booking and retain the Deposit as a cancellation fee.
Cancellations
The Owner appreciates that cancellations may occur due to unforeseen circumstances. Please note the deposit is non-returnable for all bookings. Should you need to cancel your reservation please advise the Owner immediately. If the full balance has been sent please advise the Owner in writing. For stays of 4 nights or more the Owner will try to re-let your accommodation, and every effort will be made to do this but in the event of being unable to do so up to 2 weeks of arrival a 30% charge of the final amount (less deposit) will be made.
For all bookings: If you cancel within 48 hours of the scheduled check-in time on the date of arrival, you will be charged the full amount of your booking, including any booking extras. The Owner strongly advises you to make your own arrangements for holiday insurance.
Cancellation by Owners
The Owner reserves the right to cancel the booking or to curtail the letting at any time. In the unlikely event of this happening, the Owner will refund proportionate monies in relation to the booking, however the Owner will not be liable for any losses, costs or expenses incurred by the Hirer in consequence upon the cancellation nor for any damages for breach of contract.
Liability
The Owner is not responsible for any deaths, injuries, illness or loss or damage to property including motor vehicles or to that of any guest, unless proven to be caused by a negligent act by the Owner.
Condition
The Owner will ensure that the annex is clean and tidy upon arrival of guests, it is essential however that any defect or shortage is reported to the Owner immediately, in order that the problem can be solved as quickly as possible. Should any problems arise while you are here, the Owner would appreciate being advised immediately. The Owners guests to leave the accommodation in a clean and tidy condition, and to pay for or replace any loss or damage incurred during their stay. The Owner reserves the right to enter the property if necessary during your stay.
Arrivals and Departure
The accommodation is available from 4.00pm on the day of arrival (or earlier by arrangement) and must be vacated by 10.00am on the day of departure.
Prices
The price of the accommodation is on a per room basis and includes the following:
electricity, gas, linen, towels, hot water, and central heating (and a self service continental breakfast for B&B reservations).
VAT is not applicable.
Pets and Smoking
Sorry, pets are not allowed.
The Garden Room caters for non smoking guests only.
