This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests.
Introduction
Garden Room is a fully self-contained, detached single storey annex adjacent to the main property, double glazed with gas central heating. Sleeps up to 3 people plus 1 infant. The town centre of Oakham is only a 5 minute walk away.

Pre-Arrival
- We have a basic website which offers information with an easy to use format
- Bookings / enquiries can be made online, via email, letter or phone
- All guests are provided with written directions to the annex
- We can provide information in large print or Braille on request
- The nearest train station is 1km away; there are accessible taxis at the station
- We can arrange for shopping to be delivered in time for your arrival
- The nearest RADAR toilet is in the Library approx 350m and Church Street approx 500m
- The main bus stop is located on John’s Street approx 500m
- The nearest Shop mobility is 9 miles away in Melton Mowbray – tel 01664 480677
Key Collection, Welcome and Car Parking
- There is off road parking for 1 vehicle directly outside the property
- The drive and walkway is blocked paved, flat and even
- There is a slight incline to the drive from the road
- This area is well lit at night by motion sensor lights
- The key can be collected from the main property, which is next door
Entrance to Property
- The main entrance is level entry and has NO handrail
- There is a threshold of 23cm when entering
- The door is 82cm wide and the door handle/lock is 105cm high
- The front door opens outwards
- There is a light switch on the right hand side which operates halogen spotlights
- There is a large mat on the floor at the front door that is non slip
- Level entry from the kitchen is a double multi paned door. These lead to an open plan lounge, dining area, bedroom and ensuite bathroom
Kitchen
- The kitchen is 8'9 x 6'2
- The floor surface is a vinyl wood effect
- High levels of illumination recessed ceiling lights
- Sink is 91cm high with lever taps
- Fridge with small freezer, highest shelf in fridge 91cm
- There is a front loading standard size washing machine
- Wall-mounted Fire Blanket
- There is an electric oven/grill and the door drops down
- Two electric ring hob 91cm above the floor
- Worktop is 91cm above the floor
- There is a combination microwave located on top of the fridge freezer
- Glasses and crockery can be moved from wall cupboards to lower cupboards, if required, please request this when booking
Lounge/dining area
- The lounge and dining area is 14'3 x 9'2
- There is a emergency exit fire glazed door 76cm wide
- The flooring is light in colour, short pile fitted carpet
- To the left is a two seater settee with cushions and all is non feather
- There are 2 side tables
- There is a widescreen digital television with remote control, subtitles, and a DVD player
- There is a CD player
- Lighting is natural daylight and by night levels are controlled by bright recessed ceiling lights, as well as 2 lamps
- Furniture can be moved
- The dining table (moveable side to side) has legs on each corner 120cm x 75cm x75cm
- There is free space around the table
- 4 chairs leather effect upholstered seat pad and back rest (all moveable)
Bedroom
- There is 1 bedroom which is 14'7 X 8'9
- 1 window and glazed door to side aspect
- Internal door 77cm wide x 197cm high - hinged on the right
- The floor surface is short pile fitted carpet
- There is a zip link king size bed
- The height of the bed from the top of the mattress to the floor is 450mm/17.7ins.
- Furniture can be easily removed or rearranged
- All bedding is white Egyptian cotton or percale
- There is a non feather duvet
- There are four non feather pillows but additional are available
- Lighting is natural daylight and at night there are four bright halogen ceiling lights and a reading lamp available by the each side of the bed

Bathroom
- This is accessed from the bedroom
- The door is 74cm wide by 199cm high, with a lock
- The toilet seat is 44cm high and 37cm wide
- The hand wash basin inset into a vanity unit height is 92cm
- The step into the shower cubicle is 34cm high
- Width of the shower door being 42cm
- Width of the shower unit is 89cm
- The room also has a wall mounted heated towel rail
- The floor surface is a vinyl wood effect
- High levels of illumination recessed ceiling lights and additional task lighting over the mirror
- All towels are cotton
Garden
- Exiting from either the lounge door with is 76cm wide or the bedroom which is 76cm wide with 2 steps -3.5cm high, 89cm wide and 31cm deep
- We have a paved patio area with a table and 4 chairs which is available for guests to use
- A narrow gravel footpath leads to the bottom of the garden with a wooden garden bench and Lloyd loom chair and table
- There is an exit route through a wooden gate leading to the front of the property

- Assistance dogs are welcome

- We have a ‘no smoking policy’
- All areas in the annex have good colour contrast between the floor, doors and walls. Doors and doorframes are white and walls are light in colour
- The nearest General Hospital with an A&E unit and walk in NHS is 2 miles away and the nearest Doctor’s surgery is 1 mile
